DENVER — The company behind a more than $1 billion redevelopment in Denver’s Cherry Creek commercial district has updated renderings and released new details about the project, emphasizing the area’s planned walkability and outdoor spaces.

East West Partners is going through Denver planning and permitting to redevelop a nearly 13-acre property at East 1st Avenue and University Boulevard that’s currently home to steakhouse Elway’s, a running store and a large parking lot. The redevelopment, called Cherry Creek West, was first announced in fall 2021.

Open spaces will take up about 41% of the buildable area, with the remaining land going toward seven new residential and office buildings, according to East West Partners, which had not previously detailed the amount of open space in the project.

“Usually when you have a development project, you’re building lot line to lot line,” said Amy Cara, managing partner at East West Partners in Denver. “… But we’ve really left a lot of breathing room. And that’s one of the luxuries of having a larger canvas to work from is that we can think about things differently.”
