Renters in Colorado will soon have the right-of-first refusal when it comes to renewing their lease.
DENVER — A Democratic bill that is supposed to curb needless evictions in Colorado was signed into law by Gov. Jared Polis this week. The law will prohibit landlords from evicting tenants unless they have a “cause” defined within the statute.
Colorado already requires a cause for eviction in the middle of lease. The new law will also require landlords to have a cause for not offering a lease renewal.
Progressive Democrats have advocated for the measures outlined in the bill for two years. In the last session, a similar bill died in the Senate after the Polis said he wouldn’t endorse it. This year’s bill, House Bill 1098, narrowly made it through the Senate last month in a 19-15 vote. Republicans and Moderate Democrats argued the bill would negatively impact landlords and infringes upon the rights of landowners to use their property however they want
Under the bill, landlords are prohibited from evicting tenants without justifiable “cause.” According to the bill, justifiable causes include unlawful property detention or a tenant causing a nuisance in the community.
