DENVER — A California-based real estate developer is proposing to convert a downtown Denver office building into an affordable housing project for seniors.
A concept plan submitted to Denver planners proposes converting a five-story office building at 800 Grant St. in the Capitol Hill neighborhood into a seven-story, 76-unit affordable senior housing project.
The proposal was submitted by Chelsea Investment Corp.
“This location has many amenities that appeal to a senior population, including proximity to world-class health care services, public transportation, public open spaces and walking trails, walkable grocery options and multiple places of worship for various religions,” said Jim Andersen, chief development officer at Chelsea Investment Corp.
The site is zoned for mixed-use up to eight stories, so a rezoning is unnecessary. The plan does need approval from the affordable housing review team or emergency housing project.
If approved by this team, the office building will be demolished and replaced with a new multifamily building, according to the proposed concept plan. The existing parking garage will be preserved.
